Quick Summary:
We are seeking a Senior Project Manager with strong commercial general contractor experience. This role requires full lifecycle commercial construction project management experience, including budgeting, scheduling, subcontractor coordination, client communication, RFIs, submittals, change orders, cost tracking, and closeout. Retail construction experience is important, and grocery project experience is strongly preferred.

Position Overview:
A growing commercial general contractor is seeking an experienced Senior Project Manager to lead commercial construction projects from planning and preconstruction through final closeout. This person will be responsible for managing budgets, schedules, subcontractors, documentation, client communication, field coordination, and overall project execution.

The ideal candidate has a strong background managing commercial construction projects for a general contractor and can lead multiple moving parts while maintaining project quality, schedule, cost control, and client communication. Experience with retail, grocery, big box, tenant improvement, ground-up commercial, or similar project types is strongly preferred.

Key Responsibilities:

  • Manage commercial construction projects from planning through closeout.
  • Oversee project budgets, schedules, timelines, cost reporting, and forecasting.
  • Coordinate with superintendents, subcontractors, suppliers, design teams, and internal leadership.
  • Manage RFIs, submittals, change orders, closeout documents, and project records.
  • Review drawings, specifications, scopes of work, contracts, and project requirements.
  • Maintain strong client communication throughout the project lifecycle.
  • Monitor project costs, budget performance, change events, and schedule risks.
  • Lead project meetings and communicate updates clearly to internal and external stakeholders.
  • Work closely with field teams to ensure safety, quality, schedule, and project execution standards are met.
  • Proactively identify and resolve project issues, delays, scope gaps, and coordination challenges.
  • Collaborate with accounting, procurement, estimating, and leadership teams as needed.

Required Qualifications:

  • 7+ years of commercial construction project management experience.
  • Experience working for a commercial general contractor is strongly preferred.
  • Strong experience managing project budgets, schedules, subcontractors, documentation, and client communication.
  • Retail construction experience is strongly preferred.
  • Grocery construction experience is a major plus.
  • Experience with ground-up commercial, big box, tenant improvement, light industrial, medical, office, or similar commercial construction projects is preferred.
  • Strong understanding of construction drawings, specifications, codes, materials, building methods, and project sequencing.
  • Experience managing RFIs, submittals, change orders, cost reports, schedules, and closeout documentation.
  • Ability to manage multiple priorities, deadlines, subcontractors, and project stakeholders.
  • Strong written and verbal communication skills.
  • Proficiency with construction software such as Procore, ProjectSight, Bluebeam, MS Project, or similar tools.
  • OSHA 30 certification is preferred.
  • PMP or CCM certification is a plus.

Education:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field is preferred.
  • Equivalent commercial construction experience may be considered in lieu of a degree.
  • Additional Requirements:
  • Ability to visit job sites regularly and work in active construction environments.
  • Valid driver’s license and reliable transportation.
  • Ability to commute to the Duluth, GA area.
  • Stable work history and strong professional references preferred.
